Triana history & floor plans
The last neighborhood built: 112 lots, designed by Bassenian Lagoni Architects, with three floorplans and nine Mediterranean-style elevations. Hearthside was celebrating Triana’s grand opening by November 14, 1999, when 8 of the first 10 homes released had sold, with prices from the high $200,000s and low $300,000s. One listing describes the Brianza’s optional bedroom and bath as a casita with its own entrance (homes recorded at 2,384 sq ft, mostly 4 bd / 3 ba). The homes recorded at 2,778 and 2,788 sq ft are two-story, but no source ties them to a plan.
- Brianza (Residence One): Single-story, 3 bedrooms, 2 baths, about 2,076–2,402 sq ft; optional second-story bedroom and bath.
- Sienna (Plan Two): 4 bedrooms plus a den, 3 baths, about 2,587–2,712 sq ft; won a Gold Nugget award at the 2000 Pacific Coast Builders Conference.
- Ventana (Residence Three): The largest, about 2,931 sq ft, 4 bedrooms, 3 baths, two attached garages for up to three cars; optional fifth bedroom, loft and master deck.

Stories are from listings for homes of that size. “Most common” is the bedroom and bath count recorded most often for homes of that size; * means other homes of that size are recorded differently, usually because of options, and “varies” means no single count leads. Plan names appear only where a builder ad, the builder’s website or a listing ties them to a size. Built = the county assessor’s effective year, which can differ slightly from the year a home was finished. Sizes are living area in county records; an addition changes a home’s recorded size.
